Commercial Signage

The City of Lauderdale Lakes offers different types of signs that commercial properties may display in front of their business and throughout their property.   The following signs require a building permit with the City of Lauderdale Lakes. A permit must be obtained prior to the installation of any sign.  It should be noted that animated, awning, balloon, pole, box or cabinet, painted, portable, sidewalk, roof and snipe signs are prohibited within the City.  We recommend that you contact the Planning & Zoning Section prior to erecting any sign within the City.

Monument Identification Sign
Monument Identification Sign:  Also referred to as ground signs, these are the large signs seen at the entrance of shopping plazas and individual establishments.  Each property is allowed to have at least one monument identification sign.  Multi-tenant establishments, such as shopping centers, may be permitted to have additional monument identification signs depending on their roadway frontage and location.  Monument Identification signs must be at least ten (10) feet from adjacent right of way and out of any site triangles.  The maximum overall height for a monument identification sign at stand-alone or out-parcel buildings is six (6) feet.  The maximum height at multiple establishment centers is dependent upon the adjacent road frontage and varies between eight (8) and thirty (30) feet.  Stand-alone and outparcel buildings can have a maximum of forty-eight (48) square feet for their monument identification sign.  Multiple establishment centers are permitted between a maximum of forty-eight (48) and four hundred (400) square feet depending upon adjacent roadway frontage.  Monument identification signs can either list the name of the shopping plaza or list tenants and are required to be landscaped.
Wall Sign
Wall Sign:  Every business is allowed at least one wall sign to be displayed at their main entrance.  Businesses that front two roadways are permitted a secondary wall sign at 50 percent of the square footage of the primary wall sign. Size of signs are based on the width of bay or linear foot of building frontage.  Each sign can have one (1) square foot for each linear foot of unit or bay space up to a maximum of sixty (60) square feet for stand-alone or out-parcel buildings and one hundred fifty (150) square feet for multi-tenant centers.
Canopy Sign
Canopy Sign:  Canopy signs are often found above doorways or hanging from the ceiling of a walkway.  They are intended for pedestrians walking a plaza to identify upcoming stores.  Each business is allowed one canopy sign that is no more than six (6) square feet.
Directional Sign 3
Directional Sign:  Directional signs are signs that are located within the property or at an entrance and list a few business names and a direction showing their location.  A site is permitted one directional sign per access way, local street or collector street.  Directional signs can be four (4) feet in height and a maximum of six (6) square feet.  They shall be located within fifty (50) feet of intersection measured from extended ROW or pavement of the perpendicular street or access way.
 

Window Sign - Business Name
Window Identification Sign:  This is a sign that might state the name of your business or its common use.    This sign could also list your address and phone number.  You are allowed one per establishment frontage; the sign cannot be more than 20% of the total window area for all types of window signs.  The sign must be designed in a professional manner and can be hung on or in the window.  Window identification signs may not be neon or illuminated.
Window Sign - Promotional Event
Window Message Sign:  This type of sign can contain an advertising message.  The size of the letters can be no more than 7 inches in height, must be designed in a professional manner and can be no more than 20% of the total window area for all types of window signs.  Window Message signs can be hung on or in the window and may not be neon or illuminated. 
Window Sign - Hours
Window Hours of Operation Sign:  Each business is allowed one sign which displays the hours of operation for the store.  The sign can be no more than four (4) square feet, must be designed in a professional manner and can be hung in or on the window.  The size of the letters  can be no more than 7 inches.  As with other permitted window signs, window hours of operation signs can be no more than 20% of the total window area for all types of window signs and may not be neon or illuminated.
Banner sign
Special Event Sign (may be a banner):  The City of Lauderdale Lakes allows Grand Opening Banners and Temporary Promotional Banners.  A permit must be obtained from the Planning & Zoning Section prior to installation of a banner.   Special event signs may be a maximum of thirty two (32) square feet.  They may be posted as early as 30 days prior to the event and must be removed within 7 days of the event.  Please note that, where applicable, permission must be obtained from the landlord.
